Their Zaffrani chai and Irani chai are worth the drive and wait. The queues are always longer in the evenings. It may take up to 15-20 minutes before you can reach the counter to order. Their Chicken 65 is so flavourful and the Romali rotis go well with it. Right amount of spice and blends so well with the Romali. Their bun maska is an all time favourite. Though this restaurant is Indian, I've taken some non Indian friends as well who have now become a fan of their food and tea. There is very limited parking and one has to either be patient or park at the Apni Mandi strip mall parking. They can overall manage the ambience better, as the place feels so crippled if one wants to relax and enjoy the food. Dropping 1 star for this so that the management can take a note and work on this - Pretty sure that they must be already aware of these. Perhaps adding a quick grab and go counter for only tea & Bun maska would make a difference.

The first time I went we ordered lokhmi and the zafrani chai and I enjoyed both. The chai is quite strong and the saffron flavor is lovely. I came back a few more times and got to try the lamb burger and the shahi tukda. Both were so fantastic and really stood out as some of the best food I've tried recently. There's always a line for a reason. I do wish they would do a better job of cleaning the place up, it looks a bit grimy these days. I can't think of another place I can get fresh roumali rotis. I'm glad there's a spot open late close to me.

The chai hits! Its a tiny spot that stays packed . I personally prefer the zaffrani chai, but if you want a more simple chai then go for the regular. The bay has so many Indian spots, but no Parsi style cafes so this is a real niche. Next time, I'll try the snacks which looked delicious.

Nice ..irani Tea! It opens at 11am..and in the evening's it usually very crowded. I have tried...shawarma..it is quite good..too.
